Job Summary:
The Planning Technician will support the Aesthetic Guidelines Committee in upholding community standards by reviewing homeowner applications and plans for exterior modifications. This role involves meeting with homeowners to ensure applications are complete, making recommendations regarding landscape and exterior changes, and verifying that approved projects are completed in accordance with the submitted plans. The Planning Technician will also provide guidance on aesthetic guidelines, regulations, and design standards to ensure consistency and compliance with HOA requirements.

Duties/Responsibilities:

  • Review homeowner building, remodel, and landscaping applications and plan modifications for completeness, accuracy, and adherence to HOA aesthetic guidelines.
  • Meet with homeowners to discuss proposed projects, provide guidance on SOA regulations, and assist with the application process.
  • Make recommendations regarding landscaping, architectural modifications, and other exterior changes to ensure compliance with community standards.
  • Maintain accurate records of applications, approvals, and modifications using manual and digital systems.
  • May conduct site inspections to verify that completed projects match approved plans and remain compliant.
  • Respond to homeowner inquiries regarding community standards, planning processes, and exterior modification requirements.
  • Assist in preparing reports, maps, and documentation to support the Aesthetic Guidelines Committee.
  • Process and track applications for exterior modifications, landscape changes, and architectural updates.
  • Ensure applications adhere to AGC design standards.
  • Notify homeowners of necessary corrections or additional information needed for project approval.
  • Collaborate with committee members and management to review and update aesthetic guidelines as needed.      

Knowledge, Skills, and Abilities
  • Familiarity with software that tracks and records project plans.
  • Demonstrated aptitude for providing excellent customer service.
Knowledge of:
  • Methods and procedures for reviewing building and landscape plans.
  • Record-keeping methods and documentation best practices.
  • Office technology, including all Microsoft Office programs and database applications.
  • Applicable local, state, and HOA regulations related to property modifications.
Ability to:
  • Learn, understand, and convey SOA / AGC guidelines, standards, and exterior modification requirements.
  • Interpret and apply aesthetic and zoning guidelines to homeowner applications.
  • Assist homeowners with the planning and application process.
  • Conduct site inspections and assess compliance with approved plans.
  • Provide clear, professional communication to homeowners and committee members.
  • Maintain accurate records and track applications.
  • Ensure consistency in applying HOA aesthetic standards.

Education and Experience:
  • High school diploma or equivalent required
  • Upper class (3rd or 4th year) college coursework in planning, architecture, construction management, or a related field is preferred.
  • One year of experience in planning, permitting, or architectural review, preferably in an HOA or municipal setting.

Physical Requirements:
  • Ability to spend prolonged periods sitting at a desk and working on a computer.
  • Prolonged periods of standing, walking, and talking.

Work Schedule:
This Part-Time position works weekdays and may include occasional weekend hours. The schedule is subject to change based on the needs of the organization.
